Our 8 Step Proven Process

Our 8 STEP process gives you all the information and on-the-ground help that you need, from initial “thinking of selling” right through to final sale. We take care of everything on your behalf, for no extra fees (we are paid by the Selling Agent).

Value Appraisal

We provide you with an independent appraisal of your property so you know what its current market value is and what you can realistically expect to achieve in the current market.

Process_Step2

You decide

If you decide that the time is right for you to sell, we’ll send you our Client Authorisation document to sign. You simply sign online, to give us permission to act on your behalf, and we get started straight away.

Process_Step3

Agent Appointment

As you know, not all agents are equal. We have knowledge and information on thousands of agents across Australia, and we only work with the best. We will short-list the top 2 in your property location, interview them, and choose the one we think is the right one to market your property and achieve the best price. You will receive full details of the agent fees, marketing fees and terms and conditions. Once you agree, we’ll appoint the agent on your behalf.

Property Preparation

To achieve the best possible price, it’s important that your property is well presented. We work with the agent to assess condition and provide you with a property report, and recommendations on what, if anything, needs doing. It might only need cleaning and staging, or temporary furnishing if your property is vacant. We certainly don’t want you to incur any unnecessary expense, however we will give you our professional recommendations on any repair work or furnishing options to maximise your property’s appeal.

Sales Campaign

We review and approve all agent marketing including all advertising, online listings, brochures etc on your behalf. We provide you with sales campaign progress reports which includes online activity, open days, inspections, buyer feedback, local market activity etc, so you are kept up to date.

Process_Step6

Offer Acceptance

We notify you immediately of all offers and provide recommendations on whether we think the offer(s) acceptable, based on current sales of similar properties in the area, sale conditions, and the current local property market. When you decide to accept an offer, we send you digital documentation to complete.

Process_Step7

Legal Liaison

We liaise with your local solicitor on preparation of the Contract of Sale documents. If you don’t have local legal representation, we will recommend solicitors who are efficient and reasonably priced.

Process_Step8

Final Settlement

Once the contract has become unconditional, we work with your legal team to ensure all the required documents are exchanged and signed, and funds are transferred into your account.
